Project Description

The applicant proposes a Planned Group of Townhouse Dwelling Units, which would consist of 28 single and two storey dwelling units on a 1.06 hectare (ha) site.

The site is located within the boundaries of The Greens on Gardiner concept plan area, which City Council approved in January 2008. The concept plan identifies the site for medium density residential development (i.e. 25-50 dwelling units per hectare). The density of the proposed development is 26.3 dwelling units per hectare.

Access to the development would be provided from the future Green Bank Road, which abuts the subject property to the east.

The review process

The City gathers comments from 'interested parties' including nearby residents or property owners, which it addresses in a report to the Regina Planning Commission.

Generally the role of the Regina Planning Commission is to recommend that City Council approve, usually subject to conditions, or deny the proposal. City Council then considers the recommendation of Regina Planning Commission and approves or denies the proposal.
