Project Description

The concept plan comprises a mixture of low and high density residential uses, three municipal reserves and an environmental reserve as shown in the attached documentation.

The applicant proposes two collector roadway connections to the east-west arterial (Diefenbaker Drive). The proposal includes 303 detached residential lots; one multi-unit residential site (Parcel A); three public open space parcels (Municipal Reserves MR1, MR2 and MR3); and one environmental reserve parcel (ER1).

The subject property is currently zoned UH – Urban Holding.  The proposed zoning would establish R1 – Residential Detached for the detached residential lots, R6 – Residential Multiple Housing for the multi-family site (Parcel A) and PS – Public Service for the park space (Parcels MR1, MR2, MR3 and ER1).

The City gathers comments from 'interested parties' including nearby residents or property owners, which it addresses in a report to the Regina Planning Commission.

Generally the role of the Regina Planning Commission is to recommend that City Council approve, usually subject to conditions, or deny the proposal. City Council then considers the recommendation of Regina Planning Commission and approves or denies the proposal.
