Project Description
The applicant proposes a planned group of "stacked" townhouse dwelling units for condominium ownership. There would be 68 dwellings in total, within ten separate buildings. Each building would contain six to ten dwellings and each unit would be accessed at grade from a separate entrance. Stairs for upper units would be internal to the dwelling unit. On-site parking would be provided for 112 vehicles with enclosed parking provided for eight vehicles. The net density of the proposal (which includes half of the fronting street) would be approximately 58 units per hectare. The approved Greens On Gardiner concept plan identifies the site for development of medium density residential, with a range of between 25 & 50 units per hectare. The applicants proposal exceeds the maximum allowable density by approximately ten units. A concept plan amendment would therefore be required to allow high density residential (ie. greater than 50 units per hectare) on the site.

The review process
