The Applicant’s Proposal
- The applicant proposes to construct an office building on the subject property as shown on the attached aerial photograph. The subject property is currently being used as a surface parking lot.
- The building would be 16 storeys in height (70m); the total floor area would be 40,669m2 (437,000 ft2); leasable area for commercial tenants would be provided on the main level along portions of Rose Street and 12th Avenue; access to the lobby would be provided from Rose Street and from 12th Avenue.
- Four levels of underground parking would be provided to accommodate 390 vehicles. Bicycle parking would be provided for 75 bicycles.
Other Information
- The plans are being reviewed in accordance with Regina Zoning Bylaw No. 9250, which form the current zoning standards for the Downtown. The plan is also being reviewed for compliance with the Built Form Framework section of the Regina Neighbourhood Downtown Plan (RDNP), which was approved by Council in 2009.
- The RDNP is available at regina.ca under “Revitalizing Downtown,” for reference.
The Review Process
- The City gathers comments from “interested parties” including nearby residents, which it addresses in a report to Regina Planning Commission.
- Generally, the role of Regina Planning Commission is to recommend that City Council approve or deny the proposal. City Council then considers the recommendation of Regina Planning Commission and makes a final decision.
- Any person is free to address Regina Planning Commission or City Council. If you wish to be kept informed about the date and time of these meetings, be sure to give the City your contact information as noted on the attached comment sheet.
