Project Description

The applicant proposes to develop a four storey office building on the subject property. Parking for the office building would be provided underground in an internal parking garage and accessed from the alley at the rear of the property. Office uses are permitted in the D – Downtown zone. However, developments which exceed a floor area ratio of 2.0 and a height of 12.0 metres are discretionary uses in the Downtown zone. The proposed development has a floor area ratio of approximately 2.4 and a height exceeding 12.0 metres. Floor area ratio is calculated by dividing the area of the property into the area of the building.

The review process

The City gathers comments from 'interested parties' including nearby residents or property owners, which it addresses in a report to the Regina Planning Commission.

Generally the role of the Regina Planning Commission is to recommend that City Council approve, usually subject to conditions, or deny the proposal. City Council then considers the recommendation of Regina Planning Commission and approves or denies the proposal.
