The Applicant’s Proposal
- The applicant proposes to expand the existing grocery store, to just over double its current size. In order to accommodate this expansion, the applicant has acquired four residential lots to the south of the existing store south and also wishes to acquire adjacent portions of the existing public lane (i.e., all of the east/west lane and a portion of the north/south lane). A new east/west lane would be dedicated along the southern boundary of the expanded store site. In order to create the expanded site and the new public lane, an application has also been submitted for re-subdivision of the affected properties. More detailed information regarding the applicant's proposal is below. In addition to the applications for rezoning and discretionary use, an amendment to the Cathedral Area Neighbourhood Plan will also be required, as well as City Council's approval of the lane closure.
The Review Process
- The City gathers comments from “interested parties” including nearby residents, which it addresses in a report to Regina Planning Commission.
- Generally, the role of Regina Planning Commission is to recommend that City Council approve or deny the proposal. City Council then considers the recommendation of Regina Planning Commission and makes a final decision.
