Secondary Suites

Under Regina Zoning Bylaw No. 9250 , (Chapter 5 & 6), secondary suites are allowed in most residential zones and in some commercial, industrial and special zones and can only be located in detached 1-unit dwellings. They are not permitted in duplexes, semidetached dwellings or other types of dwellings. In addition:

  • The suite must be located within the detached dwelling; they cannot be in an accessory building or structure like a garage.
  • The suite cannot occupy more than 40% of the total gross floor area of the building, including the area of the basement.
  • There can only be 1 suite per detached dwelling.
  • There cannot be more than 2 bedrooms in the suite.
  • A parking stall must be provided on the property for the suite in addition to the parking stall required for the detached dwelling.

Building permits for secondary suites

Your proposed secondary suite must meet strict building code and zoning bylaw regulations. The Secondary Suite Regulations fact sheet  lists the different regulations involving windows, fire protection, forced entry protection, separation of dwelling units, sound proofing, smoke alarms, hand rails, room heights, air duct system, furnaces, plumbing, exits, and address naming conventions for your secondary suite.

You must obtain a building permit   for your proposed secondary suite before you begin construction.
